PROPERTY BUYING PROCESS

This stage consists of several stages and the following points are performed:

• Drawing up a general notarized power of attorney on the basis of this power of attorney, an authorized lawyer is given all the instructions and powers that are necessary to prepare all documents for the signing of the Basic Real Estate Purchase and Sale Agreement. The power of attorney is drawn up by a Greek notary with the obligatory presence of an interpreter.

• The buyer is given a complete package of the above documents, certified and translated into Russian, as well as the "Building Permit" with all certificates and drawings.

RESIDENT CARD

There are several types of obtaining a residence permit in Greece.

Residence permit in Greece for owners of real estate.

You must provide the following package of documents:

• Passport with a valid visa of any country - a member of the Schengen area
• Real estate purchase and sale agreement and a certificate of registration of the agreement in the competent Real Estate Register or a copy of the notarized rental agreement for tourist accommodation facilities
• Certificate of registration issued by the competent Real Estate Registry, in which the relevant lease agreement or Sale and purchase agreement of an agricultural or land plot and a construction contract for the construction / reconstruction of a residential building registered with the tax office and a Building Permit issued in the name of the applicant and Invoices -invoices of the developer/developers and the relevant receipts of payment, or a Lease Agreement concluded for a period of at least ten years and a Certificate of Registration issued by the competent Real Estate Registry and a Certificate issued by the Hellenic National Tourism Organization (EOT) that it is informed of the conclusion lease agreements
• Type C visa issued by any country that is a member of the Schengen area
• The presence of funds in a bank account in Greece is not a condition
• Contract of sale or lease worth more than 250,000.00 €. Full payment of the cost is made by bank transfer

A residence permit is issued for a period of five years. The right to a residence permit is given to children under 21 years of age and the parents of the applicants. The period of mandatory stay in the country is not established.
 
Residence permit in Greece for financially independent persons

1. Visa type D. You must provide the following package of documents:
   • The passport
   • Health certificate with Apostille stamp
   • Certificate of no criminal record with Apostille stamp
   • An official document confirming a permanent official monthly income of two thousand euros (2.000.00 euros) or more, with a surcharge of 20% of the above amount for the spouse and 15% for each minor child
2. Upon arrival in Greece on a type D visa. You must provide the following package of documents:
   • Statement
   • Two (2) color photographs, the technical specifications of which are identical to passport photographs, on paper, and in JPEG2000 digital format on an optical disc (CD).
   • A certified copy of a valid passport or travel document.
   • Stamp duty in electronic form in accordance with the provisions of Article 132 of Law 4251/2014, where applicable.
   • Health insurance contract with a private Greek insurance company, where permitted by applicable law.
   • Official documents confirming that the person concerned has sufficient means of subsistence in the form of a stable annual income, the amount of which is determined by a joint decision of the ministers
   • Type D visa (certificate of no criminal record, minimum monthly income 2.000€)
   • An official bank document confirming that the person concerned has an amount corresponding to the minimum means of subsistence deposited in his personal bank account in Greece.
   • Lease agreement or contract of sale of any value.

Acceptable and owed value

A residence permit is issued for a period of two years with the possibility of a subsequent extension for three years

The right to a residence permit is given to minor children under 18 years of age

The period of mandatory stay in the country is not established.
 
Having a residence permit, you have the right to:

• Live in Greece without restrictions during the validity of the permit
• Stays within the Schengen area for 90 (ninety) days every 6 months
• to access public health services and the education system in Greece
